Our full management services are broken down into 3 basic areas:
Financial Management- Our accounting department handles the payment of all approved bills from your bank accounts, as well as the invoicing and collection of all maintenance fees. Owners send their payments to a lockbox and the details of the collections are transmitted over modem to our state of the art computer system to ensure earlier access to the funds and timely credit of payments to owner's accounts. Our accounting records for each association client are audited by an independent CPA each year and have been consistently praised by them. In many cases, these CPA's have been able to hold or even reduce their fees in the year that we've taken over the management, just because of the condition of the records. We realize, however, that most of our Board members are not accountants. Our easy to read monthly financial statements give the Board a clear and concise view of where their money came from, where it went and how it compares to the budget. We also present a draft of a budget to the Board several months prior to year end, after obtaining bids and quotes from the various service providers, where appropriate. Once the Board approves the budget, we put it in final form for distribution to the Owners and input to the computer system. Finally, our property managers monitor owner maintenance fee delinquencies and work with the Board and its lawyer, where necessary, to pursue collection problems.
Advisory and Administrative-We handle all of the administrative needs of the association, such as sending out letters and notices of meetings. We also play an important role in advising the Board on issues such as interpretation of the legal documents, strategizing as to the most effective way of conducting meeting, dealing with municipalities on the Municipal Services Act, keeping abreast of legislative changes affecting associations, and finding alternative ways to fund the needs of the association. We have also played a central role in the evaluation and coordination of tax appeals. Access to our various insurance programs can also provide the association with superior coverage while saving insurance premium dollars.
